Most commercial flat roof failures start at a detail rather than in the open field of the roof: an upstand, a rooflight kerb, a pipe penetration, a parapet gutter. We survey the whole roof but pay particular attention to these junctions, since that's usually where the actual leak is rather than where the staining shows up inside.
For occupied commercial premises, we work around trading hours and tenant access wherever the job allows, and agree a clear plan for weatherproofing at the end of every working day so a roof is never left exposed overnight.
